The short answer

In 2026, Colorbond fencing on the Northern Beaches costs $90–$160 per lineal metre and lasts 20–30 years with no maintenance. Hardwood paling runs $280–$450/lm and lasts 15–25 years if you re-oil every 2–3 years. Boundary fences up to 1.8m are exempt development — no DA needed.

Fencing is one of those jobs where homeowners get five wildly different quotes and have no idea why. The price gap between cheap and expensive isn’t about who’s ripping you off — it’s about material, height, footings, and how the job’s actually built. Here’s what we tell every Northern Beaches client before they pick a fencer.

Cost Per Lineal Metre — What We See in 2026

These are real Northern Beaches numbers for supplied-and-installed fencing on a flat block, standard 1.8m height, no demolition of an existing fence:

MaterialCost per lmBest for
Colorbond steel$90–$160Budget boundary fences, low maintenance
Treated pine paling$180–$280Inland blocks, painted finishes
Hardwood paling$280–$450Long-life timber boundary fences
Horizontal hardwood slat$400–$650Premium privacy and street appeal
Pool-compliant glass$450–$750Around pools where view matters

Slope adds 10–25%. Demolishing the old fence adds another $30–$60/lm. Rock under the post line, a tight access driveway, or a steep retaining-wall situation can add more.

Lifespan and Maintenance

Colorbond is the lowest-touch option. It lasts 20–30 years on the Northern Beaches if you choose the right grade for your distance from the coast. No oiling, no painting, no annual fuss. The downside: dings happen, and a single bent panel is harder to replace than a single timber paling.

Hardwood paling looks beautiful and lasts 15–25 years — but only if you re-oil every 2–3 years. Skip the oil and you’ll get the silver-grey weathered look in about 18 months, which some people love and others don’t. Posts are the weak point: if they’re not properly concreted in, the fence will lean within five years regardless of how good the palings are.

Treated pine is the budget timber option. Expect 10–15 years before posts start failing, especially on the Northern Beaches where moisture and salt are constant. Fine for inland blocks. Not great near the coast.

Council Rules for Fencing on the Northern Beaches

Most fences fall under exempt development — no DA, no CDC, just build it. Here’s the cheat sheet for Northern Beaches Council under the NSW Codes SEPP:

Manly, Mosman’s heritage zones, and parts of Avalon and Palm Beach have additional controls. If your property has a heritage listing or sits within a conservation area, ring council before getting quotes.

The Dividing Fences Act — Who Pays?

Under the Dividing Fences Act 1991 (NSW), neighbours typically split the cost 50/50 for a “sufficient dividing fence” — meaning a standard, reasonable fence for the area. To share the cost, you must serve a written Fencing Notice on the adjoining owner with the proposed work, materials, and quotes attached. They have 30 days to agree or dispute.

Disputes go to the NSW Civil and Administrative Tribunal (NCAT), but in practice most are sorted with a coffee and a printout. If you want premium horizontal slat fencing and your neighbour wants Colorbond, you can build what you want — but they only have to pay 50% of the cost of the “sufficient” option (usually Colorbond or a standard paling).

What We’d Actually Recommend

Privacy and street appeal: horizontal hardwood slat. It’s the look every architect specs and every neighbour comments on. Spotted gum or blackbutt — both grow well in the Australian climate and weather beautifully.

Budget boundary between neighbours: Colorbond. It’s the lowest-fuss option, your neighbour will agree to split the cost, and it disappears visually once you plant in front of it.

Around a pool: frameless glass or compliant aluminium. Glass doesn’t block the view to the water and looks premium. Aluminium is half the price and just as compliant.

Within 1km of the coast: hardwood with 316 marine-grade stainless fixings, or Colorbond Coastal Collection. Standard zinc-coated screws will rust within 2 years near salt air. Don’t cheap out on fixings — they’re less than 5% of the job cost and they’re what fails first.

The Bottom Line

There’s no “best” fence — only the right fence for your block, your neighbour, and your budget. The biggest mistake we see is people picking a material from a Pinterest board without checking if it suits coastal conditions, sits within council rules, or makes sense for a 50/50 split with their neighbour.

Frequently Asked Questions

How much does a fence cost per metre on the Northern Beaches?

In 2026, expect $90–$160/lm for Colorbond, $180–$280/lm for treated pine paling, $280–$450/lm for hardwood paling, and $400–$650/lm for horizontal hardwood slat fencing — supplied and installed.

Do I need council approval for a fence on the Northern Beaches?

Most boundary fences up to 1.8m and front fences up to 1.2m solid (or 1.8m with 50% transparency) are exempt development under the NSW Codes SEPP and Northern Beaches Council DCP. Pool fences must comply with AS 1926.1. Heritage zones and bushfire-prone land usually need a CDC or DA.

How long does a Colorbond fence last vs a timber fence?

Colorbond typically lasts 20–30 years with no maintenance. Hardwood paling lasts 15–25 years with re-oiling every 2–3 years. Treated pine palings last 10–15 years before posts begin to fail.

Who pays for a boundary fence in NSW?

Under the Dividing Fences Act 1991 (NSW), neighbours typically split the cost 50/50 for a “sufficient dividing fence”. You must serve a written Fencing Notice on the adjoining owner before starting work to share costs.

What’s the best fencing for salt and wind on the Northern Beaches?

For salt-air exposure within 1km of the coast we recommend hardwood with 316 marine-grade stainless fixings, or Colorbond Coastal Collection. Avoid standard zinc-coated screws and untreated softwoods within the salt zone.
