Vanity, tapware, mirror, toilet replacement. Light tiling repairs. Existing layout, existing waterproofing kept. Best for sound bathrooms that just feel dated.

Full Strip-Out, Same Layout

$25,000–$42,000 · 3–5 weeks

Demolition back to studs, new waterproofing to AS 3740, full re-tile, new shower screen, new vanity, new fixtures. Existing plumbing rough-ins kept where possible to control cost.

Full Reno, New Layout

$45,000–$75,000+ · 4–7 weeks

Wet areas moved, new layout, premium tiles, frameless glass, double vanity, freestanding bath, premium fixtures. Custom joinery and feature niches.

Tiling & Stone

Wall and floor tiling laid level, grout colour-matched, stone benchtops cut and installed. We work with established Northern Beaches tile suppliers and stonemasons.

Plumbing & Electrical

Licensed plumber and electrician. Compliance certificates issued, all work to current code. Heated towel rails, downlights, exhaust fans, mirror demisters all wired in if specified.

Joinery & Vanities

Custom-built vanities or supplied units installed. Wall-hung, freestanding or floor-mount. Soft-close drawers, push-open if you prefer no handles.

Fixtures & Final Fit-Off

Tapware, shower heads, toilet, towel rails, mirrors, accessories. Everything tested, leak-checked, snag list resolved before handover.

  2. Quote. Fixed price with itemised allowances for tiles, vanity, tapware. Timeline locked.
  3. Selections. You pick tiles, fixtures and finishes from your suppliers. We can recommend if you'd rather not start from scratch.
  4. Demolition and rough-in. Strip-out, plumbing rough-in, electrical rough-in, framing changes if any.
  5. Waterproofing and tiling. Waterproofing inspected, certificate issued, tiling laid.
  6. Fit-off. Vanity, fixtures, glass, accessories. Snag list resolved. Walk-through and handover.

How much does a bathroom renovation cost on the Northern Beaches in 2026?

A cosmetic refresh runs $8,000–$18,000. A mid-tier full strip-out and rebuild on the existing layout typically lands $25,000–$42,000. A premium renovation with new layout, frameless glass, premium tiles and double vanity runs $45,000–$75,000+. Older homes with rotten subfloors or structural issues add cost.

How long does a bathroom renovation take?

A standard full bathroom reno runs 3–5 weeks from demolition to handover. Smaller cosmetic refreshes are 1–2 weeks. Premium renos with custom joinery, stone benchtops or tiles on long lead times can run 5–7 weeks.

Can I stay in my home during a bathroom renovation?

Yes, if there's another bathroom in the house. We seal off the work zone with dust sheets and protect floors and hallways. If the bathroom you're renovating is the only one, plan for 2–3 weeks of alternative arrangements during the strip-out and waterproofing phase.

Do I need council approval for a bathroom renovation?

Internal renovations that don't change the building footprint are usually exempt development. Adding a new bathroom, moving a wet area, or any structural changes typically need a Complying Development Certificate (CDC). New ensuites in extensions need to be part of the parent DA or CDC.

Who handles waterproofing and tiling?

We do. Our waterproofing is done to AS 3740 by a licensed waterproofer with a certificate, and our tilers do the work to spec. You don't coordinate trades — we run the whole job.

What about plumbing and electrical?

Licensed plumbers and electricians work alongside us as part of the build. All work is certified. Compliance certificates and electrical safety certificates are part of the handover paperwork.

Do you supply fixtures and tiles or do I source them?

Either. Most clients prefer to choose tiles, vanity and tapware themselves — we give a written allowance for each in the quote, and you stay within or vary it. We can also handle the full supply if you'd rather hand the whole job over.

What warranty applies to a Bark Construction bathroom?

All structural work and waterproofing are covered under the NSW statutory warranty (up to 6 years on major defects, 2 years on minor). Waterproofing carries a 7-year warranty under AS 3740. If something we built leaks or fails within those terms, we come back and fix it.
